Northmarq is seeking a CRE Senior Investment Sales Analyst (Commercial) to join Team AP, a top-performing national commercial brokerage team, in our Atlanta, GA or Charleston, SC office. The team specializes in office, industrial, retail, and sale-leaseback transactions and works with a diverse mix of private and institutional clients. The Analyst will work directly with brokers on property valuations, underwriting, and transaction execution, providing exposure to complex commercial real estate transactions. This Analyst must be able to manage multiple responsibilities efficiently, work independently and collaboratively within a team, and be willing to work extended hours when needed. *This position is an in-office position, with an immediate start date. Position Responsibilities: Candidate must possess excellent writing skills, effectively conveying a clear message regarding the property, submarket, and opportunity for marketing materials. Underwrite income-producing assets using ARGUS Enterprise and Excel. Analyze historical operating statements, budgets, rent rolls, leases, loan agreements, and current market conditions to determine financial underwriting assumptions. Prepare property valuations, cash flow analyses, investment underwriting, and sensitivity analyses. Review, analyze, comprehend, abstract, and interpret various types of real estate documents and due diligence materials. Identify critical property-level financial issues and recommend areas for value-add opportunities. Strategize with team members and provide materials that allow top producers to generate new relationships, including gathering and tracking critical data points for research and business development purposes. Prepare disposition proposals, offering memoranda, and investor presentations for new or existing assignments in conjunction with the marketing team and upper management.
